PLP is pleased to announce the planning submission for 101 Newington Causeway, a landscape-led, mixed-use scheme in Elephant & Castle, London.

Conceived as a carefully sculpted addition to the emerging Elephant & Castle skyline, the scheme brings together over 700 high-quality co-living units, a 400-room hotel, and separated co-working spaces, all grounded in an enhanced public realm.

Working on behalf of developer Arada London in collaboration with The Salvation Army, PLP's design is rooted in a fabric-first approach, supported by low-carbon systems, whole-life carbon reduction, urban greening and principles of adaptability and circularity. It replaces an inward-looking and underutilised site with a more open and connected piece of the city.

The scheme responds to the increasingly fluid ways in which people live and work, while reflecting Arada’s ambition to create a distinctive new model for urban living in London.”

For PLP Architecture, the project forms part of a wider body of work at the forefront of exploring how architecture can respond to new forms of urban life – creating places that are more social, adaptable and connected to the city around them.
