About

Located beside Indira Gandhi International Airport, Aerocity is a large-scale mixed-use masterplan designed to establish a new urban district for Delhi. Conceived as part of the city’s wider airport expansion and transit-oriented development strategy, the project brings together office, retail, hospitality and public space within a more connected and walkable metropolitan framework.

PLP Architecture has designed over 7 million square feet of mixed-use development within Aerocity, helping to shape a new district intended to support business, leisure and everyday urban life at scale. Rather than following the model of inward-facing commercial enclaves, the masterplan is organised around active frontages, permeable blocks and a more generous public realm.

A network of pedestrian routes, landscaped courtyards and shaded public spaces creates a more comfortable and legible urban environment, particularly in response to Delhi’s climate. This approach allows movement, encounter and activity to take place at ground level, helping to support a more open and civic character across the district.

The masterplan is structured to balance high-density development with public accessibility, integrating commercial activity with a broader urban experience. Office, retail and hospitality uses are layered together to create a district that operates throughout the day and into the evening, reinforcing Aerocity’s role as both a gateway to the city and a destination in its own right.

The result is a new model for mixed-use urbanism in Delhi, combining density, connectivity and public life within one of the city’s most strategically significant growth areas.

Karl Sharro Partner, PLP Architecture
“Aerocity was conceived as a more open and connected model of urban growth, where public space, movement and mixed-use activity shape the life of the district. It is designed to function not only as an airport gateway, but as a destination in its own right.”

Linking the district

Movement is central to the masterplan, helping connect commercial, retail and hospitality uses across a walkable and legible urban framework. This creates a district that feels more integrated, navigable and open to the city around it.
