Located just steps from Grosvenor Square, 73–77 Brook Street brings together a series of carefully considered workplace buildings within one of Mayfair’s most established business addresses. Developed for Clivedale, the project combines retained and newly designed elements to create a more refined office environment that responds closely to the character, scale and material quality of its historic surroundings.
Set within the Mayfair Conservation Area, the architecture draws on the vertical grain of the original plots and the established rhythm of Brook Street’s surrounding terraces. Across the façades, hand-set Portland Stone, specialist glazed terracotta window linings, buff-coloured sandstone and variegated metal shingles create a crafted material palette that gives the development depth, texture and a quiet architectural confidence.
Inside, flexible office floorplates are paired with high-quality end-of-journey and commuter amenities, supporting a more contemporary model of workplace use within a highly traditional urban setting. Together, the buildings form a discreet but distinctive commercial address shaped by context, materiality and long-term workplace value.
