Located directly above the Bond Street Elizabeth line station, 65 Davies Street is a premium office building in the heart of Mayfair designed to bring together high-quality workspace, sustainability and long-term adaptability. Providing 65,000 sq ft of office space across six floors, the building was conceived over an extended development timeline that began in 2007, requiring the architecture to respond both to the demands of the station infrastructure below and to a changing workplace market above.
The workplace is designed around health, flexibility and the everyday experience of its occupants. Large openable windows, generous floor-to-ceiling heights, terraces and natural materials create light-filled and adaptable office floors, while integrated amenity spaces support a more contemporary model of working. The building’s long-term success is reflected in its ability to anticipate changing workplace expectations and its full pre-let status ahead of completion.
Nature is central to the architectural concept. A biodiverse green trellis wall climbs the building’s south façade, planted with local wildflower species to support biodiversity while creating a more biophilic environment for occupiers. This is paired with a public artwork by Clare Twomey on the western façade, drawing on local flora and helping to root the project more deeply in the site’s natural and cultural history.
The building is also deeply informed by the heritage of Mayfair. Its palette of terracotta, stone and bronze responds to the surrounding townscape and the area’s tradition of crafted, durable façades. Terracotta references the clay beneath the site, while the detailing and material richness help create a building that feels both contemporary and grounded in its context.
Environmental performance is embedded throughout the project. The building is fully electric and incorporates photovoltaic panels, energy-efficient systems and features designed to support wellness and resilience over time. Together, these strategies position 65 Davies Street as a future-facing workplace that combines technical performance with a strong architectural identity in one of London’s most prominent commercial locations.


Shaped by its setting
The façade responds to the material richness and scale of Mayfair through a palette of stone and terracotta, carefully detailed to echo the craftsmanship of the surrounding streets. This creates a building that feels both rooted in its context and distinctly contemporary.
