About

The Whitechapel Healthcare and Research Campus transforms a neglected hospital estate into a world-class centre for healthcare, research and innovation, bringing together NHS services, medtech and AI companies, key worker housing and public amenities within a new civic landscape for Whitechapel. Positioned alongside The Royal London Hospital, the development supports Barts Health NHS Trust, Queen Mary University of London and the wider life sciences sector, helping establish Whitechapel as a major global hub for healthcare and scientific research.

At the heart of the scheme is 69,000m² of laboratories, research facilities and workspace designed to encourage collaboration between clinicians, researchers and industry. PLP Architecture’s flagship eastern building combines specialist laboratories, outpatient care and public engagement spaces around a central courtyard that improves daylight, ventilation and interaction. A publicly accessible ground floor includes flexible event, learning, retail and food spaces, while a 3,000m² roof terrace provides dedicated wellbeing and fitness facilities for NHS staff.

The project also delivers over 200 specialist affordable homes for NHS workers, helping recruit and retain key staff within the area. Replacing outdated accommodation, the new residential buildings introduce a contemporary co-living model centred around shared spaces, green terraces and community. Across the wider campus, a restored green spine reconnects Whitechapel Road and Commercial Road, reintroducing lost hospital gardens and creating safer, more accessible public space.

Designed to achieve net zero carbon in both operation and construction, the campus integrates district heating, sustainable transport infrastructure and a façade-first environmental strategy. The development will generate more than 3,450 jobs alongside employment and training opportunities for local people, contributing an estimated £2.5 million annually to the local economy. Through its integration of healthcare, research, housing and public realm, the project presents a new model for life sciences-led urban regeneration in London.
