Located next to Waterloo Station and the Leake Street Arches, 10 Leake Street is a purpose-built student accommodation development designed to create a new student living hub within one of London’s most dynamic urban environments. The scheme transforms an outdated office building site into a more socially connected residential environment, bringing new life and activity to a prominent edge of Waterloo.
The development will provide 233 student rooms, including studio and shared living options, alongside a range of communal facilities designed to support study, collaboration and everyday social interaction. Shared kitchens, lounges and amenity spaces are integrated throughout the building to encourage connection and wellbeing within a dense city setting.
The architecture responds directly to the layered identity of Leake Street, where railway infrastructure, public art and urban movement overlap. Drawing from the expressive and creative atmosphere of the surrounding arches, the building brings together residential, social and communal elements within a more vibrant and contemporary architectural language.
At lower levels, the building engages directly with the street through active frontage and a stronger public presence, helping to reinforce the area’s role as a place of movement, culture and exchange. This relationship to the street is important to the project, allowing student life to feel connected to the wider character and energy of Waterloo rather than isolated from it.
Connectivity is central to the project. Situated just 50 metres from Waterloo Station and within walking distance of several major London universities, the building is designed to support student life through proximity, accessibility and strong links to the wider city. High-quality cycle provision, low-carbon systems and a BREEAM Excellent target further reinforce the project’s focus on sustainable urban living. The building is conceived as a contemporary student living environment shaped by context, connectivity and the changing patterns of urban life in central London.
