73 Brook Street will form the new office headquarters building for Clivedale Ventures, replacing a 1970s red granite property with a new building that relates better to its setting within the Georgian terrace and the Mayfair Conservation Area, and is a statement of the quality and a reflection of the commitment of the client to invest in the development of the city.
The proposed design recognises the importance of the setting within the West End close to Hyde Park and Green Park; the site forming part of an entry point into Mayfair and passed along via a prominent route to and from the new Crossrail station at Bond Street toward Grosvenor Square and into the surrounding commercial and retail heart of Mayfair.
To enhance and compliment the architectural context and character of Brook Street and Gilbert Street and respective townscape views, the design of the façade and entrance reinstates a strong visual presence within the streetscape, while contextual materials respond sensitively to the quality, features and proportion of the neighbouring listed buildings.
The integrated design approach for the new headquarters, which occupies the entire site envelope, seeks to address and correct key failures of the existing building; improving the roof scape currently occupied by plant and service equipment, and providing larger window openings and double-height bay windows to draw more light. Flexible open-plan floors arranged on six levels plus ground-level optimise the use of space to support a modern office environment. The lower ground floor accommodates office space and amenities.
The design will create a building that is respectful of the area’s heritage and a welcome contemporary addition to the streetscape.
